Ultra-modern Palm Jumeirah villa gives you loose change from Dh100m

Now we know what Dh100 million will buy you – this house, with Dh5m to spare. Situated next to the tip of Frond O on Palm Jumeirah, this ultra-modern six-bedroom home is called The View because of its uninterrupted skyline aspect of Dubai Marina and open water of the Gulf.

At Dh95m, the new build has been priced as an asset few UAE residents will be able to afford; however, after only seven weeks on the market it has received five offers, according to Knight Frank. The property was delivered only last month to a private developer and has never been lived in. With floor to ceiling windows throughout, the jury is out on what the curtain bill may look like.

The original design of the villa was enhanced with the positioning and appointing of all the rooms to offer the best views, maximising both light and space. With high ceilings and all the doors across the property able to fold back, there is an open, spacious, bright living space with the metropolis as your back drop beyond views of the sea.

Sprawling over 15,000 square feet, the villa offers five large bedrooms plus a gym (fully en suite with a sauna) which could be used as a sixth bedroom. The duplex master suite has a large walk-in dressing room. Buyers can also enjoy basement parking for four cars including a driver’s room, an infinity pool, Jacuzzi and lawn area which runs at the same level as the beach, smart home technology and a terrace with lit glass bridges.

The signature of the villa is from inside to out with a mood wall beginning at the path to the door, carrying through the house over three floors. The LED display can be changed to suit the occasion or ambience.

There is also a private cinema, two family rooms, a modern kitchen, service kitchen and staff room with private entrance.

One of the key selling points to this villa is not what it is, but what it is next to. Next door will be the biggest private residence in Dubai that is not a palace, offering 103,000 sq ft of built-up area. The location proves that no matter what you have, there is always someone else with more.

Q&A

Gregory Lewis, a senior negotiator with the estate agent Knight Frank, reveals more about this Dh95 million property:

Will buyers of this Dh95m signature villa really want to live next door to something even bigger?

Of course they do. The UAE’s biggest private residence will be a marker to say that this is obviously one of the most pre-eminent places in Dubai.

Well, the Palm Jueirah sort of gives that away ...

It does, but some fronds are better than others, this is Frond O. This residence takes about five to eight minutes to get to once you are on the Palm, which is pretty easy. It will also be very close to the mall once it is open (the 418,000 square metre Nakheel Mall is expected to complete in 2016), so it is brilliantly located and has a fantastic view – hence its name.

You say there has been a lot of interest?

Yes, we have had five offers already.

How much are they offering?

I can’t say, but when you are dealing with the ultra-rich everything has to be just so and some of the offers have not been. This house will be for a client that has a property portfolio and will probably not be lived in year-round. It also has the Palm’s first private underground parking for four cars, a private beach, an infinity pool, a Jacuzzi, gym, cinema and duplex master bedroom. The person who buys this will want for nothing.

What is graphene?

Graphene is a single layer of carbon atoms arranged like honeycomb.

It was discovered in 2004, when Russian-born Manchester scientists Andrei Geim and Kostya Novoselov were "playing about" with sticky tape and graphite - the material used as "lead" in pencils.

Placing the tape on the graphite and peeling it, they managed to rip off thin flakes of carbon. In the beginning they got flakes consisting of many layers of graphene. But as they repeated the process many times, the flakes got thinner.

By separating the graphite fragments repeatedly, they managed to create flakes that were just one atom thick. Their experiment had led to graphene being isolated for the very first time.

At the time, many believed it was impossible for such thin crystalline materials to be stable. But examined under a microscope, the material remained stable, and when tested was found to have incredible properties.

It is many times times stronger than steel, yet incredibly lightweight and flexible. It is electrically and thermally conductive but also transparent. The world's first 2D material, it is one million times thinner than the diameter of a single human hair.

But the 'sticky tape' method would not work on an industrial scale. Since then, scientists have been working on manufacturing graphene, to make use of its incredible properties.

In 2010, Geim and Novoselov were awarded the Nobel Prize for Physics. Their discovery meant physicists could study a new class of two-dimensional materials with unique properties.
