Emirates Hills is one of Dubai’s finest locations, a leafy enclave that sits on the main artery to the city. Its avenues are lined with standalone, individual, mansions that evoke Arabia with this five-bedroom property – a beautiful, spacious, house – a perfect example. All of these attributes come at a premium and the price for this mansion is Dh35 million.
However, it is the interiors that make Emirates Hills the choice of C-level executives. The amount of space afforded by most of the residences allow designers free rein to create elegance and beauty.
This luxury villa is owned by an interior designer, who has spared no effort and expense turning the sprawling 11,500 square feet into a modern, contemporary space that some may say looks like Barbie designed it. The walk-in wardrobe, or should I say walk-in boutique, offers a space built for personal grooming and pampering beyond the ken of most people’s expectations.
If I had the property I would do well to fill just one of the cupboards. And who has time to line up their shoes and fold up their T-shirts so neatly?
The overall impression is one of uncluttered space with natural woods, cool tiles and deep marbles energised with vivid colours. The mix of traditional and contemporary creates a safe, calming, atmosphere of serenity and modernity; the interior design offers balance and beauty with a dose of bohemia.
So here are the mansion’s vital statistics. It has five bedrooms and five bathrooms including an immense master bedroom and cinema room. It also features three reception rooms. Floor to ceiling windows adorn an open-plan sitting room and sit beside a thoroughly modern kitchen and a preparation kitchen. It also has an internal water feature and offers staff quarters with an integral garage. It has 24-hour security with access to The Montgomery golf course and a balcony that overlooks the fairways and greens.
The exterior has an established garden with pool and terrace.
What more could you want – apart from very deep pockets to be able to afford it?
q&a one exclusive neighbourhood
Gregory Lewis, an estate agent at Knight Frank, the agent marketing the property, reveals more about the Emirates Hills market:
Dh35 million is a lot of money.
Dh35m for this property is a very fair price considering the amount of work and money that has been spent on redeveloping the interior. This was not redecorating the mansion, it has been totally remodelled so it is unique in every way. The owners are from London and looking for a quick sale to return home so the property may see a price reduction.
How is the market at the top end?
The market is incredibly buoyant at present. We usually sell one property a month and in 2014 we sold 18 properties in Emirates Hills, which means there has been a 50 per cent rise in transactions through our firm. A mansion on offer for Dh54m last week eventually went for Dh59m.
Who are the main buyers in Emirates Hills?
Emirates Hills buyers are 50 to 60 per cent Indian. That community feels very happy there and now makes up the majority of the residents.
Why is Emirates Hills so prestigious?
It was the only development where Emaar, the master developer, sold it by the square foot. That meant owners were allowed to build their homes to their own dimensions and style. This means that unlike many Dubai developments no avenue looks the same and there are many signature villas.
