Its avenues are lined with standalone, individual, mansions that evoke Arabia with this five-bedroom property – a beautiful, spacious, house – a perfect example. All of these attributes come at a premium and the price for this mansion is Dh35 million.

Dh35m for this property is a very fair price considering the amount of work and money that has been spent on redeveloping the interior. This was not redecorating the mansion, it has been totally remodelled so it is unique in every way. The owners are from London and looking for a quick sale to return home so the property may see a price reduction.
How is the market at the top end?
The market is incredibly buoyant at present. We usually sell one property a month and in 2014 we sold 18 properties in Emirates Hills, which means there has been a 50 per cent rise in transactions through our firm. A mansion on offer for Dh54m last week eventually went for Dh59m.
Who are the main buyers in Emirates Hills?
Emirates Hills buyers are 50 to 60 per cent Indian. That community feels very happy there and now makes up the majority of the residents.
Why is Emirates Hills so prestigious?
It was the only development where Emaar, the master developer, sold it by the square foot. That meant owners were allowed to build their homes to their own dimensions and style. This means that unlike many Dubai developments no avenue looks the same and there are many signature villas.
