Living in year-round sunshine, many UAE expats are fortunate to receive frequent visits from friends and family back home.

Yet as wonderful as it can be to share your house with loved ones you do not see every day , sometimes we all need a little space.

A villa has just come on to the market in Dubai which may provide the answer. And it is a lot cheaper than the homes which usually feature in this section.

The two-bedroom Mediterranean-style property in Jumeirah Village Triangle (JVT) comes complete with a separate guest house built in the garden, and it is for sale for just Dh3.59 million.

The current owner built the wooden chalet-style guest house – designed to be a self-contained holiday resort-style one-bedroom apartment – after moving in three years ago. The outside room also has floor to ceiling windows with views over the garden.

“The villa itself from the inside is the normal layout from Nakheel. But because it was a two-bedroom and they had a big plot they built a guest house and a terrace outside,” says Manal Al Tamimi, a sales administrator at the agent Ocean View Real Estate.

“If they have guests they don’t need to let them in the house. If they want to just live their own lives with their privacy they can. The guest house house has a bathroom, a sitting room, and a mini-kitchen. It is amazing.”

Aside from the guest house the property also features a maid’s room.

It is built on one of the largest plots in the community at almost 9,000 square feet. The outside space, which has been landscaped, includes a gazebo and a large wooden shed that can store bikes, motorbikes or camping gear. The current owners have also created separate dining and lounge areas outdoors.

The villa also comes with white goods, parking for two cars, two large balconies and built-in wardrobes.

JVT is a Nakheel development with more than 2,000 villas in Arabian and Mediterranean architecture styles.

Is it unusual to have a guest house in Dubai?

I have never seen one quite like this. In other local properties where they may have a large garden they might build a guest house. But they never use durable or sustainable materials. This guest house is made using natural wood that looks good and lasts a long time.

What else have the owners spent on since buying the villa three years ago?

They have developed an external dining area and built a large garden store.

Is there a swimming pool?

No, but there is sufficient space to build a swimming pool.

How is the JVT market faring?

It continues to be positive due to the type of accommodation it offers. Choices of independent villas, townhouses and apartments coupled with excellent road links make this location a favourite among investors and end-users alike.

How does it compare to nearby Jumeirah Village Circle, also a Nakheel product?

JVT is a smaller development and was established earlier compared to the larger JVC. The infrastructure is being implemented and visual improvements such as hard landscaping are being completed. Last year it was announced that a two million square foot retail centre complete with multi-screen cinemas, hypermarket and restaurants will be built.
