What can I do if my tenant refuses to pay his rent money?
If a tenant does not make a payment to the landlord, I would firstly urge the landlord to discuss the matter amicably with the tenant but, if that is not productive, the landlord should send an official letter to the tenant telling them they must pay within 30 days. If the situation remains the same, the landlord can file a case against the tenant at the rent dispute authority in their emirate and request that the tenant is evicted from the unit. The authority will rule on the matter and, in this case, will no doubt allow you to legally enter the property to remove the tenant.
My landlord wants to break our rental contract although it is still valid. What can I do?
An official tenancy contact cannot be broken before the date specified on it unless it was agreed upon between you and the landlord. If the landlord insists and is putting pressure on you, you have the right to visit the rent dispute authority in your emirate and lodge a complaint against your landlord, providing a copy of the contract that proves the contract is still valid. A positive ruling would see the landlord being told to adhere to the contract terms.
