A last-gasp converted try by Ugo Monye earned Harlequins a share of the spoils with Leicester in their Premiership clash on Saturday night. Monye crashed over the Leciester line in the last minute, before the former New Zealand fly-half Nick Evans kept his composure to kick the conversion and ensure the game ended level at 26-26.
In front of a record crowd for a league game of 50,000 at Twickenham, Harlequins came from 10 points down with eight minutes to complete their recovery. Tries from Johne Murphy and Tom Croft had pushed Leicester 23-9 ahead, before Harlequins found their form. Mike Brown went over for a converted try in the 58th minute, and while Toby Flood extended the Leicester lead with a penalty, a penalty eight minutes from time by Evans set up Harlequins for their late heroics.
Evans kicked 16 points for the home side, while Flood also scored 16 with his boot for Leicester. Meanwhile, two second half tries from Michael Classens helped Bath move to the top of the table as they defeated Northampton Saints 25-14. Bath took advantage of London Irish's 16-13 reversal at Saracens to reach the summit, with Matt Banahan also crossing the whitewash, while Butch James kicked 10 points.
Juandre Kruger got a last minute try for Northampton Pat Sanderson's try earned Worcester a draw at Newcastle, as they overcame a strong start from the home side to finish 16-16. Newcastle had roared into an early 13-3 lead thanks to a Phil Dowson try and two penalties and a conversion from Rory Clegg as they dominated. But the accurate boot of Eoghan Hickey kept Worcester in the hunt and he converted Sanderson's score in the 69th minute to secure a draw.
Finally, two tries from Mike Tindall helped Gloucester thrash Bristol 29-10 in a one-sided encounter. Olly Morgan and Lesley Vainikolo also scored, with David Lemi getting Bristol's lone score. * PA Sport

What is Financial Fair Play?
Introduced in 2011 by Uefa, European football’s governing body, it demands that clubs live within their means. Chiefly, spend within their income and not make substantial losses.
What the rules dictate?
The second phase of its implementation limits losses to €30 million (Dh136m) over three seasons. Extra expenditure is permitted for investment in sustainable areas (youth academies, stadium development, etc). Money provided by owners is not viewed as income. Revenue from “related parties” to those owners is assessed by Uefa's “financial control body” to be sure it is a fair value, or in line with market prices.
What are the penalties?
There are a number of punishments, including fines, a loss of prize money or having to reduce squad size for European competition – as happened to PSG in 2014. There is even the threat of a competition ban, which could in theory lead to PSG’s suspension from the Uefa Champions League.

Real estate tokenisation project
Dubai launched the pilot phase of its real estate tokenisation project last month.
The initiative focuses on converting real estate assets into digital tokens recorded on blockchain technology and helps in streamlining the process of buying, selling and investing, the Dubai Land Department said.
Dubai’s real estate tokenisation market is projected to reach Dh60 billion ($16.33 billion) by 2033, representing 7 per cent of the emirate’s total property transactions, according to the DLD.
