I have a tenancy contract that will end in January 2014. As per the contract's addendum: "Renewal of this contract is subject to landlord approval only." Does this mean that I have to leave the apartment when the contract expires and the landlord does not want to renew? I know about the 12-month eviction notice, but does this apply to me as a tenant knowing that I have signed the contract with such an addendum. DM, Dubai

While a tenant cannot be forced to sign a non-renewable rental contract — and I strongly recommend that everyone refuses to do so — if you have agreed such terms, you are bound by them. When a landlord issues a non-renewable contract they are effectively giving the tenant 12 months’ notice, but this is valid only if the tenant accepts the terms, as you appear to have done. The Dubai Rental Committee has confirmed that a contract on this basis, signed by both parties, will be upheld.
