Dh30m Dubai penthouse with environment at its soul

If you want to live the high life in the city, then this penthouse is for you.

This Norman Foster-designed building looks like no other in the heart of Dubai International Financial Centre (DIFC), surrounded by Emaar towers; this duplex penthouse is in Index Tower – an 80-storey tower built with the environment at its very soul.

This fully upgraded two-storey, 7,300 square feet property comes fully furnished. The penthouse has been designed with high net worth individuals in mind. It is finished with high- quality Italian Bianco lasa marble flooring and ultra-modern furnishings.

The contemporary kitchen and spacious breakfast area have been fully upgraded featuring uber-fashion resin flooring with Miele and Gaggenau appliances, which is a standard for the Poggenpohl kitchen.

Four massive bedrooms are upstairs including the master suite, which offers his and hers walk-in closets and a spacious reception area.

The lady who owns the penthouse has had the furnishings custom-made for the space and is therefore not willing to take the furniture with her. However, with the soft state of the market at present some negotiation on the Dh30 million asking price is to be expected.

While outside space in a penthouse is often at a premium the two balconies, with views across the DIFC, offer a living space that is at odds with the urban environment it is set in.

The penthouse is not just about the space you live in, it’s about the wider environment. The tower has been designed with the environmental cooling as its central core – not an easy job in one of the hottest places on Earth. The tower’s environmental strategy significantly lowers the requirement for air conditioning within the building and therefore substantially reduces the energy costs for its tenants. During the height of the summer, without air conditioning, the tower’s internal temperatures will not surpass 28°C.

This apartment, in every sense of the word, is cool.

Is Dh30m for this apartment good value?

The state of the market right now is enabling some great deals and goes beyond “value”. This apartment, which is huge, has been on the books for four weeks and we had a very interested buyer that decided to look elsewhere. It wasn’t about the apartment, as such, it was about her own needs rather than what the penthouse offered.

Is this the best penthouse in the building?

There are three-floor pent­houses, triplexes, available on the upper floors, so depending on what your wants and needs are, this could easily be the best. Although it doesn’t have views of the Burj Khalifa and DIFC, which is available for some of the corner penthouses, this one only offers the DIFC. Saying that, this apartment has been totally renovated and the building has high ceilings and floor-to-ceiling windows which is almost unique in, mostly Emaar-designed, DIFC. This is the coolest building in the DIFC neighbourhood.

However, it’s not actually “in” DIFC is it?

It is slightly remote from The Village, The Gate and The Capital Club, but it is not a far walk. It’s a Norman Foster building, with community pool, gym, steam room and sauna and that in itself is a buying point. This is not a traditional tower. Most apartments in the vicinity are two to three bedrooms so this beats them for location, square footage, design and name.

How does ToTok work?

The calling app is available to download on Google Play and Apple App Store

To successfully install ToTok, users are asked to enter their phone number and then create a nickname.

ETFs explained

US households add $601bn of debt in 2019

American households borrowed another $601 billion (Dh2.2bn) in 2019, the largest yearly gain since 2007, just before the global financial crisis, according to February data from the New York Federal Reserve Bank.

Fuelled by rising mortgage debt as homebuyers continued to take advantage of low interest rates, the increase last year brought total household debt to a record high, surpassing the previous peak reached in 2008 just before the market crash, according to the report.

Following the 22nd straight quarter of growth, American household debt swelled to $14.15 trillion by the end of 2019, the New York Fed said in its quarterly report.

In the final three months of the year, new home loans jumped to their highest volume since the fourth quarter of 2005, while credit cards and auto loans also added to the increase.

The bad debt load is taking its toll on some households, and the New York Fed warned that more and more credit card borrowers — particularly young people — were falling behind on their payments.

"Younger borrowers, who are disproportionately likely to have credit cards and student loans as their primary form of debt, struggle more than others with on-time repayment," New York Fed researchers said.

Ten tax points to be aware of in 2026

1. Domestic VAT refund amendments: request your refund within five years

If a business does not apply for the refund on time, they lose their credit.

2. E-invoicing in the UAE

Businesses should continue preparing for the implementation of e-invoicing in the UAE, with 2026 a preparation and transition period ahead of phased mandatory adoption. 

3. More tax audits

Tax authorities are increasingly using data already available across multiple filings to identify audit risks. 

4. More beneficial VAT and excise tax penalty regime

Tax disputes are expected to become more frequent and more structured, with clearer administrative objection and appeal processes. The UAE has adopted a new penalty regime for VAT and excise disputes, which now mirrors the penalty regime for corporate tax.

5. Greater emphasis on statutory audit

There is a greater need for the accuracy of financial statements. The International Financial Reporting Standards standards need to be strictly adhered to and, as a result, the quality of the audits will need to increase.

6. Further transfer pricing enforcement

Transfer pricing enforcement, which refers to the practice of establishing prices for internal transactions between related entities, is expected to broaden in scope. The UAE will shortly open the possibility to negotiate advance pricing agreements, or essentially rulings for transfer pricing purposes. 

7. Limited time periods for audits

Recent amendments also introduce a default five-year limitation period for tax audits and assessments, subject to specific statutory exceptions. While the standard audit and assessment period is five years, this may be extended to up to 15 years in cases involving fraud or tax evasion. 

8. Pillar 2 implementation 

Many multinational groups will begin to feel the practical effect of the Domestic Minimum Top-Up Tax (DMTT), the UAE's implementation of the OECD’s global minimum tax under Pillar 2. While the rules apply for financial years starting on or after January 1, 2025, it is 2026 that marks the transition to an operational phase.

9. Reduced compliance obligations for imported goods and services

Businesses that apply the reverse-charge mechanism for VAT purposes in the UAE may benefit from reduced compliance obligations. 

10. Substance and CbC reporting focus

Tax authorities are expected to continue strengthening the enforcement of economic substance and Country-by-Country (CbC) reporting frameworks. In the UAE, these regimes are increasingly being used as risk-assessment tools, providing tax authorities with a comprehensive view of multinational groups’ global footprints and enabling them to assess whether profits are aligned with real economic activity.
