There is no doubt that the UAE is home to some spectacular properties. From penthouse apartments to plush villas with sprawling gardens and incredible pools, it’s a real estate haven.

Each week, The National is showcasing some of the best homes on offer with its Property of the Week. This week, we take a look at an ultra-modern villa, located in Dubai's Jumeirah 3.

The key details

This sprawling six bedroom, seven bathroom home is located in Dubai's popular Jumeirah 3 neighbourhood. It is set over 15,000 square feet and two floors, with a spacious basement.

What's the story?

A truly modern home, this design-led villa boasts floor-to-ceiling windows, and 12-foot surrounding walls to ensure the privacy of owners.

Enter the spacious property through grand Burma teak timber sliding doors, into a main living area flooded with light. The home is built around a central courtyard and a water feature, designed by the current owners.

A space designed for entertaining, it boats a Boffi show kitchen in the dining area, complete with a steamer, cooking tops and pasta maker, fitted with Sub Zero and Wolf appliances throughout. There is also a second kitchen located in the basement.

All of the bedrooms are located on the first floor, which is accessed by a chic lightwell-style staircase. The level has solid wood parquet flooring throughout, and bathrooms boast custom marble and fittings from high-end brands, including Tueco, Antonio Lupi, Boffi and Fantini Rubinetti.

The home would almost encourage a buyer to remain active, with an overflow pool, which can be both chilled or heated, and a Jacuzzi. There is also a fully-equipped gymnasium, fitted out with Artis Techno-gym smart equipment, as well as a state-of-the-art health room and pilates studio.

Short answer is: Everything. But the long answer is, the unique design that the villa has, we haven't seen any other villas designed similarly. The materials used are top-notch, carefully selected, imported and custom made. This extends to the attention to detail, from built-up area efficiency to finishing details and automation systems in the villa.

Do you often see villas of this size and style come onto the market?
Not like this particular one, it's definitely a one-off. It has a great combination of a fantastic location, great design and quality fit-outs. The architectural style and concept are pretty unique and hard to come by on the market, but we'd love to see more of them.

What kind of buyer is interested in this property?
A buyer that wants to live in high-quality, worry-free, uniquely designed modern property that simply includes a multitude of features – from a counter current system in a heated or cooled pool, to an office suite with independent access for visitors and cinema room to entertain your guests – this property has it all.

How long has it been on the market for?
About a year. The recent pandemic hasn't really created an environment that is conducive for visits as the villa is owner-occupied, so we think it hasn't had its fair share of exposure just yet. We expect it to sell as soon as markets get back to normal as its a unique property located in an area that is in high demand.

What kind of reservations does a buyer have for this kind of property?
It is fully built, fully customised with automation systems that fit the current owner's needs and requirements. The new buyers would feel like they would need to do quite a bit to add their own touch and further personalise the villa. Most buyers add their own touch to their newly acquired property as tastes always differ. I'm extremely curious to see how the villa's new owners would modify this villa and make further design changes.

Does the property's proximity to the beach appeal to buyers?
Yes, but that's not its main USP. The main USP is its architecture, design and high-quality fit-outs.

Why are asylum seekers being housed in hotels?

The number of asylum applications in the UK has reached a new record high, driven by those illegally entering the country in small boats crossing the English Channel.

A total of 111,084 people applied for asylum in the UK in the year to June 2025, the highest number for any 12-month period since current records began in 2001.

Asylum seekers and their families can be housed in temporary accommodation while their claim is assessed.

The Home Office provides the accommodation, meaning asylum seekers cannot choose where they live.

When there is not enough housing, the Home Office can move people to hotels or large sites like former military bases.

Ten tax points to be aware of in 2026

1. Domestic VAT refund amendments: request your refund within five years

If a business does not apply for the refund on time, they lose their credit.

2. E-invoicing in the UAE

Businesses should continue preparing for the implementation of e-invoicing in the UAE, with 2026 a preparation and transition period ahead of phased mandatory adoption. 

3. More tax audits

Tax authorities are increasingly using data already available across multiple filings to identify audit risks. 

4. More beneficial VAT and excise tax penalty regime

Tax disputes are expected to become more frequent and more structured, with clearer administrative objection and appeal processes. The UAE has adopted a new penalty regime for VAT and excise disputes, which now mirrors the penalty regime for corporate tax.

5. Greater emphasis on statutory audit

There is a greater need for the accuracy of financial statements. The International Financial Reporting Standards standards need to be strictly adhered to and, as a result, the quality of the audits will need to increase.

6. Further transfer pricing enforcement

Transfer pricing enforcement, which refers to the practice of establishing prices for internal transactions between related entities, is expected to broaden in scope. The UAE will shortly open the possibility to negotiate advance pricing agreements, or essentially rulings for transfer pricing purposes. 

7. Limited time periods for audits

Recent amendments also introduce a default five-year limitation period for tax audits and assessments, subject to specific statutory exceptions. While the standard audit and assessment period is five years, this may be extended to up to 15 years in cases involving fraud or tax evasion. 

8. Pillar 2 implementation 

Many multinational groups will begin to feel the practical effect of the Domestic Minimum Top-Up Tax (DMTT), the UAE's implementation of the OECD’s global minimum tax under Pillar 2. While the rules apply for financial years starting on or after January 1, 2025, it is 2026 that marks the transition to an operational phase.

9. Reduced compliance obligations for imported goods and services

Businesses that apply the reverse-charge mechanism for VAT purposes in the UAE may benefit from reduced compliance obligations. 

10. Substance and CbC reporting focus

Tax authorities are expected to continue strengthening the enforcement of economic substance and Country-by-Country (CbC) reporting frameworks.
